Where is your property management office located?
The Mill offers an onsite property management team with convenient office hours to serve our residents. The office is located at 1811 Grayland Street, #3. Our hours are Monday thru Friday, 8:00A-5:00P; Saturday, 11:00A-3:00P (Seasonal).
What type of lease do we offer?
At The Mill we have a “by-the-apartment” lease, because you’re paying the entire cost of the apartment and not just for an individual room. By signing our lease, you are accepting the lease agreement and terms as a whole. Each month, you and your roommates are responsible for putting up the money to cover rent and utilities, etc.
What utilities are included?
We provide FREE water, sewer, sanitation and recycling. Residents are responsible for their electricity which is to be contracted through American Electric Power. They can be reached at www.aep.com or call 800-956-4237
What type of Internet is offered at your community?
The Mill offers high-speed internet and cable through Comcast. They can be contacted online at www.comcast.com or call 800-266-2278.
What is the cost of the rent and security deposit?
The Mill has a rate for rent and security deposits based on the size of apartment you wish to rent. Those rates can be found on the “Rates/Plans” page on our website at www.blacksburgmill.com. The rent and deposit rate is per apartment, not per roommate.
What are the lease terms & rental installments?
The typical lease term is from Aug 10th – July 30th, approximately 11.67 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 – July 1. These installments do not represent a monthly rent amount and are not prorated.
When are the installments due?
Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.
How can I make a payment?
We accept checks, money orders and cashier’s checks in our office made payable to the community name. As an alternative payment option we also accept credit card, debit cards and ACH payments online through our resident portal. We are unable to accept cash at any time.
Do you send me a bill every month?
Bills are not sent to residents each month. We may post reminders around the property or you may receive an email or text message as a courtesy if time allows.
What is a Guarantor and when is one required?
A Rent Guarantor is the legal term for an apartment co-signer, or a person that agrees to be legally responsible for the apartment, its condition, and the money owed for rent. Most guarantor agreements result from a young adult moving out for the first time into an apartment. Because they often do not have credit or rental history.
In order to qualify on your own we consider the following items:
- Credit rating must be established and be in good standing
- Income must be 3 times the total monthly rent for each leaseholder
- Prior rental history if applicable must be in good standing
What paperwork is required with a guarantor?
The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.
Can I be my own guarantor?
A resident may not need a guarantor if they can show documentation as outlined in the requirements for approval listed above.
What type of community amenities do you have?
The Mill features a sparkling swimming pool, basketball and volleyball, 2 laundry centers open 24 hours a day, a hammock park and several grilling facilities with picnic tables in a park- like setting.
What is your parking policy?
The Mill has open parking for you and your guests. NO PARKING PASS REQUIRED.
Where is the closest bus stop?
The Mill has a Blacksburg Transit bus stop at the entrance of our community. Students and VT employees ride for FREE.
Do you offer roommate matching assistance?
Yes, we have a “Roommate Questionnaire” on our website and in our rental office. This will profile study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.
Can I request specific roommates?
Yes, The Mill leases by apartment which allows you to choose your own roommate(s). List the roommates you have chosen when completing your application. It is important that all roommates list each other.
Am I allowed to request a specific unit?
You can let us know of any preferences and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your application was received.
Do you allow roommate changes without consulting other roommates?
The Mill ONLY allows roommate changes when all parties, including management, consent and sign in agreement to the changes.
Do you have 24-hour emergency maintenance service?
The Mill provides 24-hour EMERGENCY maintenance on-call service.
What type of preventative maintenance is provided?
The Mill has a maintenance team onsite for non-emergencies from 8:00am until 4:30pm, Monday through Friday. Regularly scheduled exterminating is also provided.
What if I lock myself out of my apartment? Do you have 24-hour lockout services?
The Mill has 24-hour lock-out services for our residents. Service fees may apply after office hours.
Do you charge a redecoration fee?
The Mill does not charge a standard redecoration fee.
Do you offer carpet cleaning service during a lease term?
The Mill’s preferred vendor offers discounted carpet cleaning prices for our residents.
Where are the closest shopping/grocery stores?
The Mill has many conveniences within walking distance such as a Kroger grocery store/shopping center with a gas station, a CVS Pharmacy, the “First and Main” shopping center with multiple restaurants, and several banks.
